As the primary point of contact for assigned PM customers, the manager builds trust‑based relationships with property managers, facility managers, and building owners. Regular site visits are conducted to review performance, address concerns, and reinforce value, while ensuring customer expectations are met or exceeded. The manager provides regular account updates and participates in weekly reporting and review calls with the General Manager.
The manager oversees PM agreements from onboarding through renewal, coordinating with service operations to ensure scheduled maintenance is completed accurately and on time. They review work order history, equipment performance, and service trends, proactively addressing recurring issues and recommending improvements. Basic energy spend and equipment performance analyses are developed to help customers understand operating costs, identify inefficiencies, and demonstrate the value of preventive maintenance.
The manager leads PM contract renewals, including scope reviews and pricing discussions, and identifies upsell and cross‑sell opportunities such as additional coverage, repairs, replacements, controls, and energy‑related improvements. Partnering with sales and operations, they transition identified opportunities into quoted work and conduct outbound prospecting, including cold calling, as part of weekly activity expectations.
The manager maintains accurate CRM and account records, tracks renewal timelines, customer touchpoints, cold‑call activity, and service performance metrics. They prepare weekly activity and pipeline reports for the General Manager and create basic account reviews and summaries as needed.
Required qualifications include the ability to travel throughout Western Pennsylvania, strong interpersonal and communication skills, excellent organizational and time‑management abilities, independence with accountability to team objectives, and proficiency with Microsoft Office. Preferred qualifications are a college degree in business, marketing, engineering, or related field, and experience in HVAC, mechanical services, facilities management, or preventive maintenance contracts. Core competencies focus on relationship building, problem solving, proactive outreach, translating technical and energy data into customer value, and adherence to activity metrics and reporting cadence.
The role requires access to mechanical rooms, rooftops, and job sites, combining office work with field visits and regular travel by car to customer locations.
