The Role
Overview
Manage residential tower fit‑outs, oversee subcontractors, ensure safety and on‑budget delivery.

Tasks
-Ensure cost effective and efficient use of all resources. -Co-ordinate, presurvey and order materials in accordance with the project progress, eg., Internal doors, skirting boards, etc. -Ensure completion of any defect items requested by the customer. -Co-ordinate surveyors and trades for set-out of the works and check all dimensions prior to construction. -Comply with all the instructions issued by the Contracts Manager. -Delivery of projects snag free -Return internal plant in good condition -Attend construction, safety and staff meetings as required -Check and peruse Council connections for water, sewer, and storm water. -Communicate daily with site personnel and sub-contractor’s representatives as required -Check documents are current and obtain drawings, specifications, drawings register and approved drawings. -Assist Project Director and Junior Contracts Manager to prepare BCAR file in time for PC and handover -Issue at hand over keys and warranties and record on a transmittal form to the Contract Administrator -Return to the office all site files and diaries -Pursue all relevant certificates and as-built drawings as required by the contract. -Complete daily site report. -Control of all operations in the field including the allocation and management of all employees, materials, plant, and equipment -Record all Conack staff working hours on site (arrival and leaving times) daily -Mark up program reflecting progress on a weekly basis -Direction, delegation of tasks and co-ordination of sectional supervisors. -Ensure that works are carried out in correct sequence to deliver best quality and efficiencies. -Responsible to the Project Director to perform all duties as agreed -Ensure that safety is an integral part of all construction planning process -Check documents for existing services e.g., gas, telephone, and power and ensure contact with the relevant authority regarding the location of any services. -Oversee all matters related to Workplace Health & Safety -Arrange all necessary testing and inspection during construction and maintain a copy of all test results in the site files. -Administration and management of subcontractor work method statements -Control and minimize use of external hired plant -Co-ordinate all trades and give enough notice when they will be required and with what resources to meet the required timeframes. -Review contract letting schedules and discuss with the Project Director any amendments necessary. -Carry out all final authority inspections, i.e., electric, plumbing, building, health, fire, and engineering. -Attend post-construction meeting. -Undertake all necessary inspections to achieve high quality work during construction in accordance with any Inspection and Test Plants (ITP's) -Obtain, check, and review soil and site investigation reports -Discuss with the Contracts Manager and Administrator any variances or variations discovered. -Ensure subcontractors complete snag lists prior to PC -Ensuring compliance and completion of all company procedures and all contractual commitments are achieved -Manage BCAR inspections of the works in accordance with inspection plan without delaying the programme and PC -Front-line management of all industrial relations matters -Obtain daily site report, Requests for Information (RFI's)’ External Hire Charge book, Transmittal book and Non-Conformance book. -Contact Authorities for connections of all temporary services, e.g., electricity, telephone, foul & storm etc. -Prepare and issue detailed snag lists to all subcontractors in sufficient time prior to PC to ensure minor snagging post PC -Assist the Project Director & Junior Contracts manager with the preparation of the O&M files at handover stage -Review the construction program and produce a detailed fortnightly program in accordance with the head program requirements (to be available 1700 pm each Monday) -Ensure each sub-contractor has a current program. -Review with the supervisor and arrange for temporary fencing, site offices, temporary toilets, and temporary power. -Obtain site files and check for compliance
