The role requires supervising, hiring, onboarding, and training Property Managers, as well as managing the full hiring process in partnership with the recruiting team. Ongoing staff management involves performance reviews, recognition, improvement plans, disciplinary actions, and retention efforts, while fostering a positive, growth-oriented work environment. Operational effectiveness is ensured through budget oversight, KPI management, subsidy collection, RealPage system proficiency, and regulatory compliance, including audits, inspections, rent increases, and re-certifications.
Collaboration with internal departments such as Legal, Compliance, and Risk Management, as well as external partners like housing authorities and community groups, supports property operations. The Associate Director leads resolution of staff and resident communication issues, conducts site visits, approves capital project proposals, and drives vacancy-reduction initiatives. Participation in company training, committees, and process-improvement initiatives, along with regular staff check-ins and quarterly performance reviews, is also expected.
Candidates must have at least four years of supervisory property-management experience, including two years in affordable housing, and hold a Tax Credit Specialist or Certified Occupancy Specialist certification. Required skills include knowledge of Fair Housing laws, proficiency with Microsoft Office and property-management software (MRI, Yardi, Boston Post; RealPage preferred), strong written and verbal communication, and strategic analytical abilities.
