Business Development Manager

Description

• Cultivate relationships with landowners, developers, municipalities, and institutional partners to structure joint ventures and acquisitions.
• Work closely with internal teams including acquisitions, finance, design, and construction to evaluate and underwrite potential deals.
• Build and maintain a robust pipeline of qualified opportunities through broker relationships, direct outreach, and industry networking.
• Maintain accurate records of outreach, pipeline activity, and deal status using CRM tools.
• Connect potential partners with key stakeholders in the Calara organization.
• Represent Calara at industry events, conferences, and local planning meetings to build brand awareness and source opportunities.
• Lifting heavy objects occasionally, up to 10 pounds frequently, and frequently small objects.
• Prepare and present opportunity briefs, market analyses, and strategic recommendations to senior leadership.
• Provide strategic input on market entry, site selection, and deal structuring.
• Conduct market research and site analysis necessary to assess feasibility, entitlement potential, and competitive landscape.
• Proactively identify and evaluate land acquisition and development partnership opportunities aligned with Calara’s strategic growth objectives.

Requirements

• Excellent negotiation, communication, and relationship-building skills.
• 5+ years of single-family subdivision and/or multi-family acquisitions experience.
• Exceptional verbal and non-verbal communication skills.
• Proven track record of sourcing and closing land or development deals.
• Existing network of brokers, developers, and landowners in target markets.
• Must have manual use of hands and vision to use computer constantly.
• Highly self-motivated and driven to meet commitments & deadlines.
• Able to multi-task and manage several on-going projects in an organized and efficient manner.
• Strong understanding of entitlement processes, zoning, and land use regulations.
• Bachelor’s Degree in Real Estate, Finance, Business Administration, or other related programs.
• Walking jobs, standing, occasionally for extended periods.
• Intermediate knowledge of Microsoft Office (Excel, Word, PowerPoint).
• 2+ years of experience in land acquisitions, financing, development, construction, or related.
• Familiarity with joint venture structuring and capital markets.
• Reliable transportation and clean driving record.
