The role involves creating disposition strategies, overseeing broker selection and offering materials, leading buyer due diligence, analyzing valuation drivers, negotiating contracts, and managing the closing process. The manager will also cultivate relationships with investment brokers, monitor market trends, and collaborate with leasing and third‑party property management teams to maximize returns during lease‑up.
- Develop and execute BTR disposition strategies to meet quarterly sales goals.
- Oversee broker selection, prepare offering materials, and maintain disposition tracking.
- Lead buyer due diligence, set up data rooms, and coordinate buyer inquiries.
- Analyze valuation drivers such as lease‑up rates, rental rates, operating expenses, cap rates, and IRR.
- Negotiate purchase agreements and manage the closing process, including post‑closing obligations.
- Build and maintain strategic relationships with investment brokers and investors.
- Monitor market fundamentals and BTR valuation trends through industry conferences.
- Collaborate with asset, property, and home‑building divisions to achieve disposition targets.
- Coordinate with leasing teams and third‑party property managers to maximize lease‑up returns.
- Supervise a team of two or more employees and travel overnight as needed.
