The Senior Maintenance Technician reports to the Maintenance Supervisor and Community Manager and is tasked with maintaining building systems, ensuring safety, and keeping amenities in good condition. The role also supervises outside contractors, manages inventory, and ensures compliance with policies and regulations.
- Perform daily maintenance and diagnose/repair HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances.
- Respond to maintenance requests promptly and professionally.
- Maintain pool, hot tub, and other amenities; ensure safety and cleanliness of buildings and grounds.
- Schedule and document preventative maintenance and apartment turns; conduct regular inspections of common areas and equipment.
- Supervise outside contractors and duties in the absence of the Maintenance Supervisor; coordinate move‑ins and move‑outs.
- Assist with safety meetings, report potential liabilities, and ensure compliance with policies and regulations.
- Manage inventory and assist in purchasing materials and supplies.
- Participate in resident events and post community notices.

Candidates need relevant education, certifications, and experience in property maintenance. Applicants should demonstrate strong diagnostic abilities, teamwork, organizational skills, and flexibility for on‑call work.
- Hold a high school diploma or equivalent; HVAC‑EPA (Type II) or Universal license required.
- Certified Pool Operator (CPO) license preferred; must obtain within 90 days if not held at hire.
- Minimum 2+ years of property maintenance experience; contractor supervision experience preferred.
- Strong diagnostic and repair skills across HVAC, electrical, plumbing, carpentry, and appliances.
- Ability to work independently and as part of a team; strong organizational and time‑management skills.
