The Leasing Representative role supports a stabilized community of 574 units by coordinating marketing, leasing and renewal strategies to meet occupancy, revenue and resident‑retention goals. The position involves greeting prospects, conducting tours, processing applications, preparing lease packages and ensuring smooth move‑ins, as well as managing lease renewals and resident satisfaction throughout the lease term.
- Perform all sales and leasing activities, including prospect qualification, tours, applications, credit checks, lease preparation and move‑in coordination.
- Inspect apartments before move‑in, ensure readiness, and coordinate any needed maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply concessions or specials to boost occupancy.
- Design and execute marketing initiatives such as resident referrals, employer outreach, and online advertising (Craigslist, Facebook, email).
- Use property‑management software (OneSite, Yardi, etc.) to track availability, record traffic, manage resident data and capture demographics.
- Maintain show‑unit quality by daily inspections, coordinating maintenance, merchandising and preparing the leasing office.
- Follow up with prospects and new residents via email, calls or thank‑you notes to ensure satisfaction and finalize leasing decisions.
- Support lease renewal program by preparing renewal letters, contacting residents before move‑out and ensuring timely signing.
- Respond promptly and courteously to resident or client/owner concerns, resolving issues or directing requests to appropriate staff.
Requirements
- Hold all required state and local licenses or certifications.
- Possess a valid driver’s license to operate a golf cart on the property.
Benefits
Compensation is hourly, ranging from $17.45 to $26.25, with eligibility for quarterly or annual bonus programs depending on corporate or onsite status. Additional pay factors include business needs, experience, skills and geographic location.
