The Assistant Community Manager assists the Community Manager in effectively managing the assigned property. In the Community Manager's absence, the Assistant Community Manager will assume all responsibilities associated with accomplishing property objectives as set forth by the property supervisor and the property owner. In addition, the Assistant Community Manager is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits of all other monies. The Assistant Community Manager also conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
- Update rents, deposits, and other monies promptly, ensuring they match lease terms.
- Issue required notices (late payments, evictions, returned checks).
- Maintain a positive resident relations attitude.
- Inspect property, pick up litter, and report service needs to maintenance.
- Perform leasing duties: greet prospects, show community, and handle marketing.
- Contact tenants giving notice to vacate and attempt lease renewal.
- Monitor local market trends and suggest marketing improvements.
- Update on‑site accounting system with leases, notices, moves, traffic, and demographics.
- Proofread lease paperwork and process move‑ins and move‑outs.
- Process security‑deposit move‑out reports.
- Accept resident service requests, route to maintenance, and follow up after completion.
- Perform duties under pressure and meet deadlines.
- Collaborate with team and complete assignments independently.
- Follow supervisors’ instructions.
- Interact professionally with co‑workers, supervisors, guests, and the public; comply with safety rules.

- Possess 2 years LIHTC, HUD, and Section 8 experience (required).
- Have 1 year property‑management experience (required).
- Prefer 1 year experience with Yardi/Yardi Voyager.
- High school diploma or equivalent (preferred).
- Proficient in Microsoft Office (Word, Excel, PowerPoint) and Gmail.
- Work effectively in fast‑paced, customer‑service environment.
