The role involves physically demanding tasks such as lifting up to 30 lb, climbing ladders, and performing repairs in varied environments—from clean rental units to dirty plumbing, grounds work, and exposure to cleaning solvents, paint fumes, dust, and live electrical wiring.
- Inspect units, buildings, and common areas; perform repairs and janitorial assistance.
- Schedule and prioritize work order requests.
- Coordinate contractor activities and negotiate contracts and scopes of work.
- Manage inventory of maintenance materials and train technicians.
- Keep accurate records of preventive maintenance, work orders, inspections, inventories, and vendor contracts.
- Assist with annual apartment inspections and move‑in/move‑out inspections.
- Perform light electrical, plumbing, carpentry, glass, tile, flooring, painting, and appliance repairs.
- Conduct custodial duties in common areas and assist with concrete, masonry, roof, and fence repairs.
- Participate in an on‑call rotation for evenings, weekends, holidays, and emergencies.
- Secure storage areas, ensure proper lighting, and enforce building code compliance.
- Perform scheduled equipment maintenance per manufacturer guidelines.
- Provide professional, timely service to residents, contractors, and management.

- Know water/gas meter cut‑offs, fixture shut‑offs, and sewer clean‑outs; follow OSHA safety standards.
- Minimum three years of full‑time maintenance experience; residential property experience preferred.
- Training in carpentry, light plumbing, electrical work, painting, refurbishing, cleaning, and HVAC.
- High school diploma or equivalent; trade courses or college training preferred; required certifications as needed.
- Valid driver’s license with acceptable driving record.
- Strong mechanical/trade skills and ability to work safely following OSHA standards.
- Effective communication and professional interaction with co‑workers and residents.
- Ability to read and comprehend English work instructions and safety notices.
