- Track and report time worked in accordance with account policies and procedures while completing special projects as required
- Evaluate building systems to monitor and improve performance and operating efficiencies
- Monitor operation and maintain refrigeration, water cooling and air conditioning equipment, boilers, heating, ventilating and hot water equipment, pumps, valves, piping and filters, other mechanical and electrical equipment
- Actively participate in emergency response procedures, technical and safety training programs
- Monitor the quality and pricing of maintenance work performed by outside contractors
- Perform and/or complete all tenant service requests accurately and expediently
- Formulate and implement the preventative maintenance program for the building in conjunction with the Operations Manager
- Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards
- Control the daily operation of all mechanical equipment in the physical plant and buildings

- Minimum of 4 years' experience in electrical, HVAC trade, including Roof Top Units
- High school diploma or GED
- Understanding of and commitment to client service
- Ability to lift and/or move up to 50 pounds frequently and occasionally lift and/or move up to 100 pounds
- Ability to work long hours occasionally and some weekends, including on-call responsibilities
- Minimum of 4 years' experience in backup systems (generator and UPS)
- Familiarity with computers and operations and office automation applications, including Microsoft Office
- Universal CFC certification
- Strong customer service orientation
- Knowledge of maintenance and operation of building automation, water treatment and fire life safety systems
- Demonstrated consistency in values, principles and work ethic
- Excellent verbal and written communication skills
- Good interpersonal skills and a positive team attitude
