Conducting minor repairs, including routine cleaning, patching, painting, small plumbing, and simple electrical repairs; addressing client concerns such as lighting.
May provide guidance to subcontractors performing facility services.
Maintains, troubleshoots, and performs minor repairs on equipment, at times working under the guidance of more experienced technicians. Examples include:
Communicates effectively with coworkers and customer staff, ensuring all aspects of work requests are understood and that customers are informed about work status and expected completion dates.
Conducts shift rounds, performing regular checks of systems and equipment to identify issues and document performance.
Servicing and maintaining docks (levelers, seals, bumpers, etc.), commercial doors (automatic, hollow metal, and overhead), and commercial locks and door hardware.
Abides by all safety guidelines, including OSHA regulations and lock-out/tag-out procedures.
Inspecting and evaluating operating characteristics such as speeds, pressures, vacuum, or vibration, and assessing wear or replacement of expendables (belts, hoses, fluids, filters, etc.).
May support non-standard schedules, including weekends.
Performing preventative maintenance tasks, such as filter changes, condenser cleaning, oil changes, and machinery lubrication and greasing.
Documents work results in the CMMS, analyzes findings, and recommends updates to the preventive maintenance list.

Previous experience with the following door manufacturers is preferred: Rite Hite, Power Ramp, Nabco, Stanley Access Technology, Record USA, Tormax, Besam, Allegion Door Hardware, Assa Abloy.
Must possess a valid driver’s license.
Capable of performing basic mechanical repairs to buildings and equipment.
Capable of managing dynamic priorities, adapting to changing customer expectations, and completing work requests efficiently with high-quality standards.
Demonstrates general plumbing, electrical, and carpentry skills.
Preference given to those with some undergraduate business or trade school training.
Completing detailed training on life-critical work practices related to modified confined space procedures, hazardous energy control, and required documentation processes using paper and digital communications.
Ability to interpret instructions in written, oral, diagram, or graphic form, including safety rules, operating and maintenance instructions, and procedure manuals.
At least one year of experience servicing and maintaining commercial dock levelers, doors, automatic doors, dock locks, and overhead door hardware, while maintaining dock maintenance program records.
High school diploma (or equivalent) required.
Proficient with hand tools and small/large power tools.
Able to competently operate a forklift, scissor lift, and aerial lift.
Strong problem-solving skills and ability to handle practical situations with limited standardization.
Able to disassemble and reassemble fixtures, fans, pumps, HVAC equipment, and other building-related equipment.
Able to operate a personal computer, cell phone, and/or electronic tablet.
Experience must include maintenance of pneumatic and/or hydraulic systems.
Ability to execute repetitive tasks as trained without deviation.
Able to calculate figures such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume; applies concepts of basic algebra and geometry.
Ability to speak effectively before groups of customers and/or employees.
Experience in roles requiring physical labor, including mechanical, electrical, plumbing, and carpentry concepts, is preferred.
