The Sr. Project Manager is responsible for executing a range of skilled tasks on commercial remodeling projects, including demolition, framing, millwork, FRP, and laminate installation. This role supports the Lead Carpenter in layout and measurement duties, operates tools safely, and contributes to maintaining an organized and efficient job site. The carpenter is expected to perform tasks with increasing independence and precision while upholding quality and safety standards.
Key responsibilities include overseeing the construction project from start to finish, planning and executing on schedule and within budget, and coordinating subcontractors to ensure compliance with contract documents. The role also manages project accounting functions such as budgeting, tracking team expenses, reviewing and approving costs, and preparing pay applications for owner approval. Additional duties involve developing work plans, communicating with subcontractors, architects, consultants, and internal teams, conducting regular status meetings, and maintaining strict quality and safety standards.
Project buyouts require careful analysis of subcontractor proposals and issuance of contracts, while submittals are coordinated with the Project Engineer. The manager prepares and issues change orders, maintains job‑related documents, tracks costs and cash flow, and oversees project close‑out activities, including punch‑list resolution and final acceptance. Daily review of Superintendent logs ensures any adverse conditions affecting the schedule are reported to upper management, and the manager must also comprehend owner requirements and pass certification tests.

Candidates must be adept at coordinating subcontractors, reading construction plans, and handling project accounting, pay applications, change orders, and cash‑flow management. Effective communication and leadership are required to coordinate stakeholders, monitor progress, lead meetings, and uphold quality and safety standards. Experience with buyouts, submittals, documentation, and closeout procedures, as well as assessing manpower needs and schedule risks, is essential.
