The Senior Maintenance Manager will oversee maintenance and preventive‑maintenance activities across one or more multi‑family communities, covering HVAC, electrical, plumbing, carpentry, major appliances, and amenities. This role ensures that all work meets Edgewood Properties’ operational standards, complies with applicable laws and regulations, and supports the physical condition of the properties.
Reporting to the Portfolio Maintenance Director or VP of Maintenance and Operations, the manager supervises both on‑site maintenance staff and third‑party vendors. Responsibilities include recruiting, hiring, training, scheduling, performance evaluation, and making recommendations regarding staffing decisions, as well as overseeing vendor contracts and day‑to‑day vendor interactions.
- Implement programs to maximize revenue, control expenses, and improve resident satisfaction.
- Manage vendor contracts and on‑site vendor relationships, ensuring cost control and scope compliance.
- Prioritize and delegate service requests; maintain parts and supply inventory to meet service standards.
- Oversee maintenance of assigned communities to achieve EP’s annual business goals.
- Schedule and manage apartment turnover and preventive‑maintenance programs; assess damage charges to departing residents.
- Enforce risk‑mitigation procedures, including disaster response and safety training with proper documentation.
- Monitor maintenance expenses to ensure spending stays within approved budgets.
- Recruit, hire, schedule, evaluate, train, and discipline maintenance staff and vendors.
- Conduct regular inspections of grounds, buildings, and units; perform start‑up duties and acceptance walks.
- Ensure compliance with EP policies, as well as federal, state, and local regulations.
- Maintain EPA Type I and Type II technician certifications; valid driver’s license and automobile insurance; asbestos certification where required.
- Apply basic arithmetic and computer office skills for calculations, estimates, and documentation.
- Reside within a 45‑minute drive of the community; participate in emergency on‑call rotation and adapt to schedule changes.
- May be required to perform duties of Maintenance Technician I, II, or III as needed.

- Hold a high school diploma or GED; 3‑5 years of multi‑family property management or maintenance supervisory experience.
- Possess at least 2 years of experience using refrigerant recovery or recycling equipment.
- Demonstrate clear written and verbal communication skills; able to deliver presentations and write concise reports.
- Skilled in using general maintenance tools and equipment; capable of lifting 60 lb, working at heights above 8‑9 ft, and accessing confined spaces.
- Able to operate motorized vehicles such as cars, trucks, vans, or golf carts.
