The Leasing and Renewals Coordinator will oversee the community’s marketing, leasing, and renewal initiatives to meet occupancy, revenue, and resident‑retention goals. This role involves guiding prospects through the leasing process, ensuring resident satisfaction, and managing lease renewal activities to maintain high occupancy levels.
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, credit and background checks, and ensuring smooth move‑ins and lease signings.
- Inspect apartments before resident move‑in to confirm they are ready and coordinate any outstanding items with the maintenance team.
- Stay informed on market and competitor conditions, develop short‑ and long‑term marketing plans, and follow community policies on concessions and specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and internet marketing tools (Craigslist, Facebook, email) to drive traffic.
- Use on‑site property management software (e.g., OneSite, Yardi) to track availability, record leasing activity, manage prospect data, and capture demographic information.
- Ensure show units and the marketing corridor meet company standards by daily inspections, communicating maintenance needs, merchandising, and preparing the leasing office for activity.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to confirm lease decisions and ensure satisfaction.
- Support the lease renewal program by preparing renewal letters/packages, contacting residents before move‑out dates, and ensuring renewal documents are signed on time.
- Respond promptly and courteously to resident and client/owner concerns, taking action to resolve issues or forwarding requests to the appropriate parties.

The position requires the ability to stand, walk, sit for extended periods, and perform physical tasks such as bending, climbing ladders, and lifting up to 25 pounds independently (or 50 pounds with assistance). Incumbents must work a flexible schedule that includes evenings, weekends, holidays, and on‑call duties, and may travel occasionally to support other properties or attend training.
- Hold a valid driver’s license to operate a golf cart on the property.
Benefits
Hourly pay ranges from $13.51 to $20.48, with additional compensation determined by business needs, experience, skills, and location.
