• Mentor and provide training for all direct reports

• Negotiate subcontractor disputes
• Our SR Project Managers (with the assistance of a project management team) are responsible for supervising all on-site construction and land development, including issuing contracts, performing scope review, scheduling sub-contractors, resolving day-to-day problems on the job site and inspecting all work during construction to ensure compliance with plans, specifications and relevant building codes.
• Schedule overall job and subcontractors
• Develop and maintain the project schedule
• Manage contracts
• Manage Punch Lists and Project Closeouts
• Manage 5-6 projects effectively. Projects will be of a complex nature. Total project values could exceed 100 million in value
• Plan review, cost analysis and value engineering
• Provide leadership to other project managers, assistant project managers, project coordinators and superintendents
• Provide approvals of all change order requests and owner change orders
• Handle finishes coordination
• Manage payment processing
• Manage logs for RFI’s, Change Orders (CO’s) submittals and directives
• Estimate and manage budget preparation
• Determine contractor/subcontractor pre-qualifications
• Handle Requests for Information (RFI’s), change orders, submittals and directives
• Contribute at a leadership level to develop company initiatives, processes and procedures
• Manage Job cost & status reporting

Requirements

• Knowledge of Project Management Scheduling Software
• Ability to manage a team of up to 8-10 Superintendents, 2-3 Assistant Project Managers or Project Coordinators and 2 Project Managers to complete projects
• 5-10 + years of solid hands-on experience with a GC or with a developer as a Project Manager constructing low to mid-rise projects
• OSHA certified
• Demonstrate a high level of proficiency in all aspects of construction project management
• Knowledge of local Building Codes is required
• Knowledge with Excel based Project budgets
