The Leasing & Marketing Coordinator is responsible for aligning the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. This role handles all leasing activities, ensures resident satisfaction throughout the lease term, and drives lease renewals.
Key duties include greeting and qualifying prospects, conducting tours, processing applications and background checks, preparing lease packages, and overseeing smooth move‑ins. The coordinator also inspects apartments for move‑in readiness, coordinates maintenance, monitors market and competitor conditions, and creates marketing plans that generate traffic through resident referrals, employer outreach, and online platforms.
Additional responsibilities involve daily upkeep of show units, using property‑management software to track availability and resident data, following up with prospects and new residents, managing lease‑renewal communications, and addressing resident or owner concerns promptly. The role also requires completing various accounting, financial, and administrative reports.
Incumbents must hold all state and local licenses required for the position and possess a valid driver’s license to operate a golf cart on the property. Physical requirements include standing, walking, climbing, and lifting up to 25 lb independently (or 50 lb with assistance), as well as working in all weather conditions and being on call during evenings, weekends, and holidays.
Compensation includes a base salary with eligibility for quarterly or annual bonus programs, depending on corporate or onsite status.
