Respond appropriately to emergencies, according to policies and procedures
Vendor negotiation, scheduling and contracting
Inspect work performed by other maintenance team members, vendors, and contractors to ensure highest quality of service and standards are met, including completion of full scope of work
The Turn and Make Ready process; Inspect units for Move In readiness
Conduct regular property health and safety inspections
Train and supervise all Maintenance Team Members
Maintain adequate inventory of spare parts, materials, etc. while meeting or beating budgetary guidelines
Participate in the daily operations of the property
Support expense control programs by fixing rather than replacing where possible and utilizing warranties where possible
Ensure company policy and state and federal safety and fair housing laws are met
Maintain positive resident relations through outstanding service
Hold daily meetings to ensure work orders are being assigned and completed
Communicate with the General Manager regarding any problems with maintenance or curb appeal that requires further attention
Develops standards for the cleanliness and overall appearance of the buildings and common areas to ensure that they reflect and represent the high quality of the community and Company’s standards

A valid driver’s license, good driving record and proof of insurance is required
Ability to supervise and develop associates and provide feedback and coaching as necessary
Strong organizational, interpersonal, leadership and basic computer skills
Complete understanding of emergency systems, shutoffs, locations and operations
High rise experience, preferred
HVAC I and II Certification required, mechanical background preferred
Lease-up experience, preferred
At least 7 years' experience in apartment or hospitality maintenance ; with 3-5 years’ in a supervisory role
