  • Own the full life cycle leasing process including prospecting new leads, negotiating proposals & leases, drafting leases and
  • Collaborate with Accounting Team to develop the financial budget and forecast reports for each property;
  • Support actions and standards from requests by operational and cross-functional departments
  • Partner with Leasing Manager on the deal flow process with tenants, legal leasing, tenant space delivery, tenant space design management, landlord work, and center management to ensure a successful Tenant opening by the required date;
  • Lead the internal and external teams to accomplish deals in Development Center, Operational Center, and Market Shop-in-shop real estate portfolios
  • Negotiate lease terms and conditions, ensuring favorable outcomes for both the tenant and the Landlord, while maintain strong relationships with new/existing tenants, addressing their needs and concerns to foster tenant satisfaction and retention; Work closely with property management team, and tenant coordination team to maximize the results of each deal to ensure we are within budget for all required landlord work, center development process, and existing operation center goals;
  • Manage existing client needs and lead the growth to secure a high percentage of renewal business;
  • Have a strong understanding of the market and competitive analysis by understanding sales/lease comparisons, traffic trends, demographics, and leasing visions for any assigned property;
  • Collaborate with the marketing team to create promotional materials and campaigns aimed at attracting prospective tenants; Travel to or work from the assigned centers for client meetings and space showing;
  • Collaborate with various groups and legal team to ensure the Lease Template reflects the current needs;
  • Represent the company at industry events, networking functions, and trade shows to build relationships and promote available properties.

Language Skills: Bilingual in English and Mandarin is a plus

  • Bachelor’s degree
  • Prefers 3+ years of experience in the related field with shopping center in North America
  • Provide solid negotiation skills that represent a broad range of knowledge and skills including sound deal structure and deal investment return to the landlord, general knowledge of lease clauses of retail leases, ability to resolve internal and external design & construction issues
  • This job may require standing or walking for extended periods of time.
  • Must be able to list 25 pounds at a time.
  • Minimum 30% - 70% travel and/or any center locations are required including out-of-state
  • Travel required.
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint), Yardi and strong computer skills and the ability to quickly adapt to new software systems;
  • Offer strong closing skills that represent a broad range of knowledge and skills including having a deep knowledge of the market competition, customizing sales pitches to attract the deal maker, conveying a sense of interest in the tenant’s needs, creating a sense of urgency, communicating properly with all parties and overcoming all road blocks
  • Understand revenue growth that aligns with the overall asset strategy and budget;
  • Prolonged periods of sitting at a desk and working on a computer.
  • Licensed Real Estate Broker is a plus
  • Has demonstrated success in managing multiple deals, priorities, and people concurrently in a fast-paced, high-growth, and results-driven environment

The pay range for this job starts at $75,000 per year. This is a general guideline only and not a guarantee of compensation or salary.
