Description

The Project Manager administers, directs, and coordinates field supervisory personnel and subcontractors for the operations division, serving as the primary interface between Ajax, the architect, engineer, and owner, and reporting directly to the Operations Manager. Their focus is to maximize profit, control costs, and support division stability and growth.

The role involves hiring and managing personnel, developing operating procedures, approving purchases and overtime, handling contracts, procuring permits, preparing budgets, schedules, and reports, coordinating with superintendents and subcontractors, ensuring quality, safety, and timely payments, and overseeing the project from contract signing through warranty.

• Hire, terminate, and reassign project personnel per company policies
• Develop and implement project operating procedures
• Approve material purchases, equipment rentals, and overtime beyond 10% budget
• Negotiate with owners and approve contract agreements and external repairs
• Procure building permits and oversee procurement of tools, supplies, and shop drawings
• Prepare project budgets, schedules, Schedule of Values, and cost reports
• Write scopes of work, change orders, and subcontract documents
• Expedite material deliveries and ensure timely payment of subcontractors
• Conduct weekly job meetings to monitor schedule, quality, and safety
• Collaborate with Safety Director to enforce safety policies
• Manage project lifecycle from contract signing to warranty completion
• Ensure accurate, timely field reports and monthly payment applications

Requirements

Candidates must hold a bachelor’s degree in construction management, civil engineering, or a related field, with a preference for construction management experience and a General Contractor’s License. Required experience includes at least three years of construction management, advanced interpersonal, communication, and organizational skills, and an understanding of industry practices.
