Lead and manage all design, construction, and closeout activities for assigned tenant improvement. This includes reimaging and re-investment projects and complex multi-million dollar initiatives.
Identify project risks, ensure proper documentation against such risks, and actively document delays from tenants, architects, and contractors to protect the Irvine Company from such risks.
Act as the primary liaison and coordinate communication among the customer, leasing department, operations department, architects, and general contractors. Act as a construction industry resource for the operations, acquisitions, and facilities departments.
Develop, manage, and monitor design and construction schedules, ensuring adherence to specifications and progress, including timelines to Irvine Company stakeholders
Manage external architects and general contractors, as well as lead all project meetings (e.g., kick-offs, weekly meetings, punch walks)

Proficient knowledge of all financial aspects related to tenant improvement construction, including value-engineering, proposals, budgets, pay applications, and tenant billings

Ability to read and understand space plans, preliminary plans, and construction documents for detailed pricing efforts and onsite execution. Maintain the overall project budget and review/approve all pricing, invoices, and change orders.
Bachelor’s Degree (or equivalent experience)
Thorough working knowledge of MS Office, Google Office Suite, and MS Project
Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
