Under limited direction, the Maintenance Supervisor oversees maintenance technicians responsible for the company's buildings, facilities, and streets, managing day‑to‑day operations and assuming overall responsibility for the maintenance team.
The role includes working within established expense limits, completing make‑ready processes for vacant units, operating a variety of electric, gas, and manual tools, and performing preventative maintenance and repairs within the supervisor's skill scope. It also requires responding promptly to emergencies, addressing tenant requests courteously, and ensuring compliance with safety standards and company policies. The supervisor must maintain and repair HVAC systems, maintain professional interactions with tenants, vendors, and contractors, and handle interviewing, training, motivation, assignment, evaluation, and disciplinary actions for staff. Additional duties involve tracking employee time and attendance, conducting regular site inspections, overseeing contractor work, planning and requisitioning equipment and supplies, and monitoring work progress for quality, timeliness, and safety. The supervisor also schedules preventive maintenance, maintains inspection and repair records, and develops and monitors the operating budget for the maintenance area.
Additional supervisory duties include coordinating workers who maintain and repair electrical, plumbing, ventilation, and other building systems, evaluating problematic systems to determine necessary installations or repairs, and hiring, organizing schedules, and assigning tasks to maintenance staff. The supervisor may provide training to ensure required skills, develop and implement maintenance procedures, and assist with hands‑on maintenance and repair work as needed. Other duties may be assigned as required.
Qualifications include a high school diploma or GED, five years of related experience or an equivalent combination of education and experience, HVAC and EPA certifications, and demonstrated experience working with distressed or aged properties. Candidates must also possess their own basic tool set, such as a drill, flashlight, screwdriver, hammer, and socket set.
The work environment features moderate noise levels and occasional exposure to potentially harmful chemicals or materials. Physical demands include heavy lifting of 20‑50 lb objects (occasionally up to 100 lb), climbing, stooping, kneeling, and working in various conditions such as strong odors, fumes, dust, humidity, temperature extremes, and exposure to pathogenic substances. Employees are regularly required to stand, walk, talk, hear, and use their hands for handling tools and equipment.
