Vertically‑integrated real estate firm owning, developing, renovating and managing multi‑family apartments in Southern California and Nevada.
Assist Property Manager in daily operations of apartment community, maintain standards, and perform duties as needed in Manager's absence.
Monitor and discuss property budget with the Property Manager, adhering to the NOI forecasts.
Follow operational standard processes.
Conduct market surveys of apartment communities in the surrounding area no less than once per month.
Prepare and serve all legal notices regarding rent increases, delinquencies, and covenant problems.
Process, review, and approve (if allowed) rental applications for new residents.
Prepare and submit all required reports and paperwork as needed weekly, monthly, etc.
Schedule and supervise all vendors and contractors to ensure a cost-effective quality delivery of performance.
Communicate suggestions for change or any concerns to the Property Manager
Ensure authenticity of all media advertising.
Accepting deposits
Ensure clean and neat physical property and rent-ready apartments.
Showing and selling available units.
Ensure flags, banners and flowers are continuously fresh and presentable.
Provide exceptional customer service to residents and prospects.
Prepare, audit, and maintain resident files and records
Meet or exceed NOI (Net Operating Income).
Arbitrate resident disputes and respond to requests and complaints within 48 hours.
Develop a resident relations program.
Market the apartment community including showing the apartments and amenities.
Walk the model unit(s) and vacant rent ready units on a daily basis as well as the tour path to ensure perfect appearance and marketability.
Know and enforce company policies and community guidelines.
Monitor porter activity making sure all areas of the property are being addressed
Review weekly marketing plan and communicate suggestions to the Property Manager.
Completing resident applications and rental agreements.
Proactively remedy appearance issues by working directly with the manager on curb appeal matters.
Walk the property on a daily basis to ensure the condition and appearance is neat, clean, and fresh
Process rent collections and bank deposits.
