The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties, ensuring a clean and safe working environment. Duties include performing rounds, conducting routine assessments, and executing day‑to‑day preventive and corrective maintenance, as well as painting and general housekeeping.
The role involves executing all plumbing, electrical, and HVAC tasks, maintaining heating and cooling equipment such as chillers, pumps, cooling towers, fan coil units, and air distribution systems, and monitoring mechanical and pneumatic equipment to provide comfortable building conditions. The Engineer verifies field conditions, performs repairs, oversees energy management, and conducts fire and life‑safety inspections in accordance with NFPA, C&W standards, and local codes. Emergency response, activity documentation, and adherence to safety training and dress code are also required.
Key competencies include technical proficiency, initiative, flexibility, multitasking, and a strong sense of urgency. Required education is a High School Diploma or GED equivalent, with an apprenticeship or trade school background preferred. Candidates must have at least five years of experience operating mechanical, electrical, and plumbing systems in a commercial property setting.
Additional qualifications may include a journeyman or master electrician license, refrigeration certificates, high‑pressure boiler or steam licenses, and possibly Universal Technician certification for CFCs. A valid driver’s license, basic computing skills (Outlook, Excel, Word), and extensive knowledge of HVAC, boilers, pumps, refrigerant systems, and energy‑management techniques are essential. The position may involve shift work, on‑call duties, and extended periods without relief during emergencies.
The job operates in a professional office setting, using standard equipment such as computers and phones, and requires regular travel between properties in varying weather conditions. Physical demands include stooping, standing, climbing, and lifting at least 50 lb of equipment, as well as frequent crouching, reaching, and moving between floors. Clear verbal communication, reading comprehension, and vision for schematics are also required.
