Multi-Family Maintenance Supervisor- The Flats at East Bank

Description

The Maintenance Technician role is responsible for technical and mechanical work that keeps buildings, grounds, amenities, and common areas clean, safe, and functional, while meeting Greystar’s standards for appearance and operational performance.

• Assist and complete work orders from resident requests, diagnosing issues and making repairs per policies and code.
• Oversee the make‑ready process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, interiors, signage, and common areas.
• Periodically inspect work performed by service team members to assess policy effectiveness and create corrective action plans.
• Inspect contractor and vendor work to verify compliance with quality standards, scope, and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager within budget.
• Complete monthly preventative maintenance tasks as outlined in policy manuals.
• Assist the Community Manager in budgeting for regular repairs, maintenance, and capital projects.
• Support cost‑cutting initiatives by repairing rather than replacing parts and minimizing waste of materials and supplies.
• Conduct regular safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and other safety regulations.
• Provide own hand tools and be proficient in the safe use of hand tools, power tools, mechanical equipment, and measuring devices.
• Read, write, and communicate effectively to represent management, serve as a first point of contact, and explain department policies.
• Perform basic mathematical calculations to complete financial, administrative, and legal documents.
• Maintain all state and local certifications required for the position.
• Work in all weather conditions, both inside and outside, including rain, snow, heat, hail, and wind.
• Travel locally as needed for meetings, training, or other responsibilities.
• Maintain a flexible schedule, including on‑call duties during evenings, weekends, and holidays.

Requirements

• Demonstrate customer service skills by treating residents respectfully, answering questions promptly, and handling complaints efficiently.
• Hold a high school diploma, GED, or equivalent experience; experience in property‑management or building maintenance is required.
• Apply logical thinking to define and correct problems; possess strong customer service and interpersonal communication abilities.
• Proficient with internet, word processing, spreadsheets, and database programs; property‑management system experience preferred.
• Hold EPA Type I, Type II, or Universal certification for HVAC work involving refrigerants, as required.
• Possess a valid driver’s license to operate a golf cart on the property, if applicable.
• Stand, walk, sit for extended periods, and be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
• Lift or maneuver up to 25 lb independently and up to 50 lb with assistance.
