APARTMENT PROPERTY MANAGER

Description

• Initiate and manage core business processes: leasing, resident relations, marketing, maintenance, budgeting, accounts receivable/payable, vendor relations, recruitment, and team development.
• Handle workforce housing reporting and recertifications.
• Ensure office opens on schedule and model apartments remain clean.
• Conduct move‑in/move‑out inspections with residents.
• Review and act on delinquencies, tenant retention, and budget matters.
• Conduct regular market surveys and competitive analysis.
• Use market data to make strategic property decisions.
• Welcome and show prospective residents using company leasing techniques.
• Communicate policy and procedure changes to team members.
• Hold regular team meetings to discuss goals, progress, and expectations.
• Monitor individual performance and provide timely, constructive feedback.
• Lead by example in resident communication, leasing, and telephone techniques.
• Take a hands‑on approach to ensure task completion.
• Follow through on resident issues to resolution and coordinate with relevant parties.
• Perform on‑site orientation for new team members.
• Supervise, train, and lead community staff to achieve operational goals.
• Maintain professional relationships with residents, associates, and vendors.
• Conduct supervisory duties per company policies and laws, including interviewing, hiring, training, work assignment, performance appraisal, rewards, discipline, complaint handling, and problem resolution.

Requirements

SUMMARY: Bear Real Estate Group is looking for a motivated and experienced Property Manager to oversee the lease-up of our stunning, brand‑new property, The Lofts at 402 located in Madison, WI. You will lead a team of professionals within a beautiful building with premium amenities. You’ll be responsible for coordinating people, activities and available resources in order to maximize the successful operation of the property.

• Extensive knowledge of Section 42 workforce housing programs.
• Two to four years of related experience or equivalent.
• Strong organizational, problem‑solving, and analytical skills.
• Ability to manage priorities and workflow.
• Ability to work independently and within teams or committees.
• Proficiency with Microsoft Word, Excel, Outlook, and Google Chrome.
• Good judgment and ability to make timely, sound decisions.
• Ability to recommend cost‑effective creative solutions.
