Vice President/Development

Description

• Identify development opportunities and negotiate LOIs and purchase agreements.
• Build and maintain contacts to source potential projects.
• Evaluate market and financial feasibility of proposals.
• Prepare deliverables and presentations for executive and investment committee approval.
• Lead transaction phase: prepare proformas, assess due diligence, manage consultants, select contractors, negotiate GMP, oversee property management, and drive disposition.
• Secure entitlements, variances, and community approvals; present projects at zoning and city council meetings.
• Track design progress through concept, schematic, design development, and construction documents.
• Support capital market activities with SVP and CFO, engage equity/debt partners, conduct market tours.
• Attend monthly OAC meetings, review owner change orders and draw requests.
• Assist leasing director during lease‑up.
• Generate required business volume, keep management informed of market conditions, and maintain client relationships post‑startup.
• Travel regionally and occasionally outside the region as needed.
• Maintain memberships and participate in industry organizations and events.

Requirements

Gilbane Development Company is seeking an experienced Vice President of Development to act as the local development partner for Gilbane in Charlotte, NC. The VP will be responsible for establishing new business relationships, identifying and structuring market‑rate multifamily transactions, and developing a marketing and sales plan to secure opportunities within the region. Candidates must have permanent residence in the market.

• Hold BS/MS in relevant field or 10+ years real‑estate development experience.
• Minimum 8 years progressive development experience with proven transaction structuring success.
• Demonstrated ability to complete multifamily development deals in a leading or supporting role.
• Possess a large regional network of real‑estate professionals.
• Exhibit excellent verbal and written communication skills.
