The role supports the Estates Manager in meeting operational and financial objectives by overseeing technical services and property maintenance for both internal and external building components, grounds, amenities, and common areas, ensuring compliance with health, safety, statutory, and asset functionality standards.
Key duties include working within a collaborative community team to maintain high cleanliness standards, communicating effectively with residents and stakeholders, managing budgets and maintenance records, maintaining spare parts inventory, responding to after‑hours service calls, and performing a range of repair tasks such as plumbing, joinery, carpentry, painting, lighting, and statutory testing. The incumbent also inspects common areas, coordinates minor works contractors, monitors subcontractor performance, and ensures all health and safety matters are addressed promptly.
Additional responsibilities involve managing security protocols, supervising external contractors for garden and grounds upkeep, maintaining statutory testing records, conducting planned preventative maintenance (e.g., emergency lighting and fire alarm tests), reporting incidents using the proper system, and seeking efficiencies in utility usage.
