Diagnose and repair major appliances.
Install or repair sheetrock.
Execute general carpentry work.
Maintain pools when required.
Clean and repair gutters.
Apply wallpaper and paint.
Interact with residents to make them feel comfortable quickly.
Provide strong customer service.
Arrive on site within 30 minutes when not living on‑site.
Maintain any additional state or local licenses and certifications as needed.

Service HVAC systems.
Perform basic to intermediate plumbing tasks (no license required).
Perform basic to intermediate electrical tasks (no license required).
Use Microsoft Office and basic computer skills.

Hold a high school diploma or equivalent, or 2 years relevant experience.
Obtain EPA refrigerant recycling certification and Type I & II certifications (company‑paid testing).
Possess a valid driver’s license and insurance.
Hold Black Seal certification if required by the property.
Hold Certified Pool Operator (CPO) certification if required.
