The Community Manager is responsible for overseeing the day‑to‑day operations of an assigned property, leading the team, and ensuring that financial and operational goals are met while complying with company policies, Fair Housing, the ADA, and other applicable regulations.
- Develop and monitor property budgets by analyzing financial statements and market data.
- Set rent rates, ensure timely rent collection, make bank deposits, and prepare monthly financial reports.
- Approve vendor invoices, verify insurance certificates, code charges to the appropriate accounts, and manage vendor communications.
- Control expenditures within approved budgets and oversee the petty‑cash fund.
- Enforce lease terms by approving applications, processing discounts and renewals, conducting inspections, handling evictions, and collecting late fees.
- Analyze market and economic trends to create short‑ and long‑term leasing and marketing strategies that drive occupancy and revenue.
- Respond promptly to resident complaints and service requests to enhance satisfaction and retention.
- Ensure the maintenance team meets company standards for service response and completion.
- Perform regular property inspections to maintain safety, cleanliness, and curb appeal.
- Recruit, hire, train, and evaluate property staff in accordance with company policies and values.
- Maintain strong owner relationships through regular meetings, property tours, performance updates, and addressing owner inquiries.

The role requires the ability to stand, walk, climb ladders and lift up to 25 lb independently (or 50 lb with assistance), and to work both indoors and outdoors in all weather conditions. A flexible schedule is needed, including on‑call availability during evenings, weekends, and holidays.

Compensation is competitive, with a base salary of $85,000–$90,000 and eligibility for quarterly or annual bonuses based on individual and company performance.
