Tasks
-Carries out other duties and/or procedures related to rental and administration of suites as assigned. -Guiding and inspiring a leasing team to achieve their best performance. -Responsible for Resident renewal strategy. -Actively participate in weekly revenue management calls. -Compile and present reports pertaining to vacancies, leasing trends, and rent rolls. -Provide appropriate leasing reports to various stakeholders. -Write and deliver performance reviews. -Highlight the unique benefits of the property to residents, encouraging them to commit to scheduling an appointment. -Encourage site tour appointments with all prospective resident callers and email inquiries. -Assess potential residents to identify the most suitable communities for their requirements. -Assist leasing consultants in negotiating lease terms to maximize value. -Collect weekly leasing reports from leasing consultants and disseminate them to the leadership team. -Provide a bi-weekly leasing schedule. -Review, complete, and maintain the Availability Report and Daily Traffic Report. -Achieve and uphold monthly rent roles. -Organize open houses as necessary, in collaboration with leasing consultants. -Build strong community awareness through B2B sales calls. -Effectively convey strategies and objectives to diverse stakeholders -Collaborating with revenue management, marketing, operations, and asset management - this position entails the formulation of action plans to rectify areas of concern. The focus remains on aligning these plans with the overarching goals and objectives. This ensures leasing strategies are not siloed but integrated with broader business goals—especially important in dynamic markets or during portfolio transitions. -Sustain vacancy rates below the set threshold. -This role involves managerial responsibilities, where you will oversee the training and development of the leasing team. Your duties will include setting goals and regularly monitoring the portfolios and objectives of the leasing consultants monthly. -Review and approve all leases for the region.

What You Bring
-Must possess excellent communication and interpersonal relationship skills. -Knowledge of BC and Alberta Rental market trends, especially in cities like Vancouver, Calgary, and Edmonton. Awareness of key competitors, pricing strategies, and incentive structures. -Data-driven decision making with emphasis on reporting (vacancy trends, sales KPIs, rent rolls, market surveys, traffic reports). A strong RLM possesses strong analytical capabilities to guide leasing team performances and tactics. -Familiarity with leasing platforms (e.g., Yardi, lead managing, RentCafe, CRM tools) is an asset. -A valid driver’s license and access to a vehicle. -Must be licensed under the Real Estate Services Act, regulated by the BC Financial Services Authority (BCFSA). Rental Property Management Licence required. -Ability to work with a diverse group of people and interests while being culturally aware. -Strong attention to detail and problem-solving is required. -Have a thorough understanding of competing properties and current market conditions. -Fluency in both French and English is an asset. -The role calls for someone who can inspire and coach—not just manage. Emotional intelligence, adaptability, and the ability to foster a high-performance culture are essential, especially when leading geographically dispersed teams.
