Under the immediate supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for all aspects of maintenance and repairs at an apartment community.

Prepare units for new move‑ins.
Perform grounds work, including pickup, breezeway blowing, and light landscaping.
Coordinate with the Maintenance Supervisor to complete projects and work orders efficiently.
Conduct minor electrical repairs such as fixture replacement, bulb changes, and cord repairs using appropriate tools.
Handle minor plumbing tasks like fixing leaks, unclogging drains, and installing new lines.
Execute minor painting, carpentry, and masonry work, including surface preparation and door installation.
Diagnose equipment issues, replace or repair parts, and test adjustments.
Schedule and complete preventive maintenance programs.
Read and interpret equipment manuals to perform required service.
Respond to emergency situations during and after hours to resolve immediate concerns.
Follow safety regulations and keep work areas clean and orderly.
