The Maintenance Technician role oversees and performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality. The position handles resident service requests, routine upkeep, and the make‑ready process for vacant units, while also maintaining inventory, conducting preventative maintenance, and supporting budgeting and cost‑control initiatives.
- Diagnose and repair resident service requests and routine upkeep per policies, procedures, safety standards, and code requirements.
- Manage the “make‑ready” process for vacant apartments, including inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
- Establish standards for cleanliness and appearance of grounds, amenities, building exteriors, units, breezeways, signage, leasing office, garbage areas, and parking lots to reflect Greystar quality.
- Inspect work of service team members periodically and develop corrective action plans as needed.
- Inspect contractor and vendor work to verify quality, scope, and specifications compliance.
- Maintain inventory of spare parts and maintenance materials, coordinate supply orders with Community Manager within budget.
- Perform monthly preventative maintenance procedures per policy and procedure manual.
- Assist Community Manager in budgeting for regular repairs, maintenance, and capital projects.
- Support cost‑cutting initiatives by repairing rather than replacing parts and minimizing material waste.
- Conduct scheduled Greystar safety meetings, keep MSDS sheets current, and stay updated on OSHA and safety regulations.
- Provide customer service by respecting residents, answering questions, handling complaints, and completing work orders efficiently.
- Apply logical thinking to diagnose and resolve problems.
- Perform basic mathematical calculations for financial, administrative, and legal documents.
- Maintain all state and local certifications required for the position.
- Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
- Work indoors and outdoors in all weather conditions.
- Travel locally for business meetings, training, or other responsibilities.

- High school diploma, GED, or equivalent experience and training.
- Experience in property‑management maintenance, building maintenance, or a related trade.
- Possess own hand tools and be skilled in safe use of hand tools, power tools, mechanical equipment, and measuring devices.
- Demonstrate strong customer service and interpersonal communication skills.
- Communicate effectively in writing and verbally to represent management and address policy questions.
- Proficient with internet, word processing, spreadsheets, and database programs; property‑management system experience preferred.
- Hold EPA Type I and II or Universal certification for sealed HVAC system work as required.
- Possess a valid driver’s license to operate a golf cart on the property, if applicable.
- Lift, push, pull, or maneuver up to 25 lb independently and up to 50 lb with assistance.
