Maintenance Technician- Fox Valley Villages

Description

The Service Technician role performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality. This includes responding to resident service requests, conducting preventative maintenance, and preparing vacant units for new occupants.

• Complete work orders from resident requests and perform preventative maintenance in accordance with policies, safety standards, and code requirements.
• Execute the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, repairs, and final inspection.
• Track, retrieve, and return maintenance supplies and equipment, notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by removing trash, pressure‑washing breezeways and pools, cleaning, and painting curbs and signage as needed.
• Support cost‑saving initiatives by repairing parts instead of replacing them, minimizing material waste, and using tools correctly.
• Adhere to Greystar safety and risk‑management policies, attend safety meetings, complete OSHA training, and report accidents promptly.
• Inspect work performed by contractors and vendors to verify quality, scope, and specifications.
• Conduct routine property inspections to identify safety concerns and communicate maintenance needs to management.
• Maintain all state and local certifications required for Service Technicians.

Requirements

Incumbents must be able to stand, walk, bend, climb ladders, and lift up to 25 pounds independently (or 50 pounds with assistance), and work in all weather conditions. The position requires a flexible schedule that may include evenings, weekends, holidays, and on‑call duties, as well as occasional travel to support other properties or attend training.

• Hold EPA Type I and II or Universal refrigerant recycling certification (required for Certified Service Technicians).
• Possess a valid driver’s license to operate a golf cart on the property, if applicable.
