The Service Technician role at Broadstone West End in Charlotte, NC supports the mid‑rise “Lease Up” community of 332 units. The position involves technical and mechanical work to keep buildings, grounds, amenities, and common areas clean, safe, and functional, following a Monday‑Friday schedule with a rotating on‑call rotation.
Responsibilities include completing resident work orders, performing make‑ready inspections, managing inventory, documenting service requests, maintaining common areas, and contributing to cost‑control initiatives. The technician also participates in safety meetings, conducts inspections of contractor work, and assists with overall property inspections.
- Complete resident work orders and preventative maintenance, diagnosing issues and repairing per policies and codes.
- Perform make‑ready process: inspect pre‑move‑out units, create punch list, schedule vendors, procure supplies, complete repairs, and inspect finished work.
- Retrieve and manage maintenance supplies and tools, track inventory, return unused items, and notify supervisor of re‑order needs.
- Document service requests accurately and promptly for tracking.
- Maintain grounds, common areas, and amenities by trash removal, pressure‑washing, cleaning, and painting as needed.
- Support cost‑control by repairing rather than replacing parts and using materials and equipment efficiently.
- Follow Greystar safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents.
- Inspect contractor and vendor work to ensure quality, scope, and specifications.
- Conduct routine property inspections to identify safety concerns and communicate maintenance needs to management.
- Maintain all state and local required certifications for service technicians.
