The Laurel is offering an exciting opportunity for an individual who is passionate about providing world class customer service. The successful candidate must be well-versed in operating and maintaining building maintenance and mechanical facilities. The candidate will also be responsible for cultivating resident satisfaction, controlling expenses within budget parameters, developing employees, promoting teamwork and meeting goals in a fast-paced environment. Must be reliable and always present a positive and professional image.
- Strong leadership skills and attention to detail
- Excellent written and verbal communication skills.
- Ability to work independently, prioritize work, and ask for further clarification when necessary.
- Ability to anticipate the maintenance needs of the property
- Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally
- Valid Driver’s license
- Yardi experience preferred
- Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.
- Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines
- Experience managing a service team
- High School diploma or equivalent
- Knowledge of communication and alarm systems
- Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.
- Knowledge of energy mgmt. systems (EMS) or building automated system (BAS)
- Knowledge of HVAC and Plumbing
- Knowledge of lighting, power systems, and energy consumption
- Possible exposure to changing weather conditions and chemical fumes
- EPA certification required for properties with A/C units, as well as pool operations, electrical and universal certification
- Knowledge of OSHA requirements
- Knowledge of basic interior and exterior building maintenance
- Strong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate records
- Ability to keep sensitive information highly confidential
- Ability to analyze problems and develop solutions
- An open mind for new ideas and creative methods
- 5+ years practical experience, verification of maintenance experience, and demonstrated skills
- Strong organizational and interpersonal skills, and the ability to deal professionally with co-workers, residents, and vendors
