The Facility Manager is responsible for successful completion of scheduled activities as per SLA agreed with the client, providing prompt and courteous responses to client requests, and managing budget, equipment, and materials on behalf of the client, RWA, or association.
The role involves inspecting and monitoring building facilities such as lifts, air conditioning, fire services, water and electricity supply, as well as township systems including HVAC, fan coil units, electrical, civil, plumbing, sewage, interior design, and lighting. The manager sets and monitors processes to liaise with contractors for malfunctions, ensures follow‑up and completion of rectification works, and reports any major or minor breakdowns that could impact client operations.
The manager also oversees vendor relations, including collecting quotations, preparing analyses, recommending approvals, monitoring service levels, and maintaining or revising contracts. Monthly vendor meetings are held to evaluate performance and plan for the upcoming month, and an inventory control process is implemented to keep supplies at approved levels.
Public relations duties include liaison with local statutory bodies, telecommunication agencies, and payment of property tax, as well as ensuring statutory compliance on ESIC, PF, and labor laws by all vendors. The manager ensures proper cleaning, health, and hygiene standards are maintained.
Candidates should have a diploma, BE/BTech in Electrical/Electronics & Communication or Mechanical engineering, or be graduates with a minimum of 8 years of experience, excellent communication skills, and both administrative and technical knowledge. A total of 10–12 years of relevant experience is required.
