Description

The Community Manager oversees all operations of an assigned housing community under the Regional Manager’s supervision. This on‑site leader handles personnel, leasing, maintenance, financial, administrative and risk‑management functions to ensure compliance with Asset Living policies, safety standards and fair‑housing guidelines.

• Screen, hire, train, coach, and develop on‑site staff using company directives.
• Create and maintain weekly/daily schedules for office and maintenance personnel.
• Address performance issues, document actions, coordinate with HR and terminate when necessary.
• Develop annual operating budgets and forecasts to maximize net operating income.
• Monitor rent collections, deposit reconciliations, and timely coding of vendor invoices.
• Prepare accurate property close‑out and ownership financial reports.
• Design and execute yearly marketing plans and leasing strategies to achieve occupancy goals.
• Resolve resident complaints, manage requests, and implement retention programs such as events and newsletters.
• Conduct property tours, show units, and oversee lease signing and documentation.
• Ensure all administrative and leasing reports are accurate and submitted on time.
• Lead emergency response teams, coordinating staff and resident safety during incidents.
• Oversee maintenance activities, conduct regular property inspections, and ensure timely completion of repairs and renovations.

Requirements

Candidates must hold a high school diploma or equivalent; a bachelor’s degree, four years of housing‑industry experience, or an equivalent combination is preferred. Preferred certifications include Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM), and applicants should be proficient with on‑site software and possess basic knowledge of Fair Housing and OSHA regulations.

The role requires regular communication, standing or sitting for extended periods, and the ability to work overtime, weekends and nights for emergencies. Physical tasks may include climbing ladders, lifting up to 25 lb, operating machinery or vehicles, and working in varied temperatures and outdoor conditions.

Compensation is based on skill set, experience and certifications, with a salary of $80,000 per year and a total rewards package that includes medical, dental, vision, life and disability insurance, 401(k) matching, performance bonuses, paid sick days and company holidays. Reliable transportation is required for on‑call emergency response.
