Conduct insurance and risk management inspections, remedial actions and reporting;
Management of energy and utility consumption with strong focus on consumption reduction and target setting and tracking results; Review consumption trends regularly with operations staff and explain and troubleshoot variances and abnormalities Utilize the building management system to achieve energy and utility reductions
Tenant improvement construction management;
Continual monitoring and maintenance of computerized control systems (including Fire Alarm system, BAS); Building Automation system upgrade and replacements ;Fire Life Safety system upgrade and replacements
Supervise operations staff including developing schedule, assigning overtime, managing performance issues, leading regular team meetings to maximize engagement and communication within the team
Liaise with regulatory or civic authorities as required;
Conducting/assisting with environmental assessments and ensure reporting requirements are fully met;
Ensure staff provides written feedback to all work orders & further verbal explanation if required
management of waste, recycling and hazardous materials;
Implementing the corporate occupational health and safety program; ensure that Health and Safety procedures are in place and are being strictly followed, lead OH&S committee and document meetings and inspections;
Perform life cycle costing exercises;
Provide sound technical or administrative advice to internal and external clients;
Ensure sound curtain wall, structural and roof maintenance;
Participate in Weekly on-call rotation if/when required
Review daily tenant work order/service call reports and respond to tenant service requests as required;
Assist Operations Manager in preparing annual operations and capital project budgeting and creating ‘wish list’ of proactive suggested projects with specific information regarding costs;
Act as a member of the property leadership team in developing and promoting superior levels service and continually looking for opportunities for improvements within the building;
Overseeing and documenting preventative maintenance (using Angus System) and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems; Electrical systems modifications; HVAC unit replacements and upgrades
Participate in tenant and staff community-support events as appropriate
Manage and respond to environmental risks and hazards

Convey a professional demeanor to tenants, staff and public at all times both in appearance (professional dress is required) and in presentation (i.e email, telephone etc)
Minimum of 8 years’ experience in a building operations/supervisor position.
Relevant industry facilities, operations, or trades experience with mechanical and architectural knowledge in a fast-paced customer service driven class AAA asset is required.
