The Leasing Specialist coordinates the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. Responsibilities include leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. The role is for a stabilized mid‑rise property with 241 units, working Monday‑Friday with rotating weekend coverage.
- Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting/qualifying prospects, touring, processing applications, credit/criminal checks, preparing lease and move‑in package, and ensuring smooth resident move‑in and lease signing.
- Inspects apartments before move‑in, ensures they are ready, and schedules any needed maintenance.
- Stays informed on market and competitor conditions, develops and implements short‑ and long‑term marketing plans, and follows policies on concessions, specials, and programs to boost occupancy.
- Designs and executes marketing activities to drive traffic, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, email, etc.), and community‑specific plans.
- Uses on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident/prospect data, and capture demographic information.
- Ensures community and show units meet company standards by daily inspecting marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing leasing office for daily activities.
- Follows up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, calls, or other contacts to finalize lease decisions or renewals.
- Executes lease renewal program by preparing renewal letters and packages, meeting/contacting renewing residents before move‑out dates, and ensuring documents are signed on time.
- Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests to appropriate individuals.

Incumbents must possess all state and local licenses or certifications required for the role and a valid driver’s license to operate a golf cart on the property. The position requires standing, walking, and occasional lifting of up to 25 lb independently (or 50 lb with assistance), as well as the ability to work in all weather conditions and on a flexible schedule that includes evenings, weekends, and holidays. Travel may be needed to support other properties, attend training, or attend meetings.

The hourly rate ranges from $19.00 to $20.00, with eligibility for quarterly or annual bonus programs based on individual and company performance.
