Responsible for tenant improvement, capital upgrade, and reinvestment construction management within the Irvine Company Office Properties OC portfolio. Oversee approximately $30M to $50M worth of annual construction. Meet project management objectives with respect to budgeting, estimating, value engineering, bidding, purchasing, contracting, and scheduling of projects. Provide leadership and direction for diverse and complex functions, with ever ever-changing environment. Will lead teams of professionals throughout the lifecycle of projects. Ensures appropriate resources are in place to achieve financial and strategic project and business objectives. Advise internal teams on TI and amenity space costing, scheduling, constructability, building materials, and construction buyout strategy.

  • Train, mentor, and coach department personnel.
  • Review leasing deal sheets prior to issuance.
  • Provide project direction. Conduct project meetings and ensure schedule progress with regular jobsite visits.
  • Provide cost/constructability information to leasing team and/or upper management on TIs, capital, and reinvestment projects.
  • Act as a construction industry resource for the construction department, as well as the operations, acquisitions, and leasing departments.
  • Review and approve general contractor staffing, phasing plans, and construction schedules on all projects assigned.
  • Contract with portfolio architects, engineers, consultants, and general contractors.
  • Review tenant-requested architects, engineers, general contractors, and subcontractors and engage peer review consultants as needed.
  • Follow standard operating procedures for interaction and coordination with various internal and external groups.
  • Manage Irvine Company Flex suite projects and provide input/strategy to internal office planning and design review teams.
  • Prepare costing and constructability reviews on capital, reinvestment, and shell and core projects. Prepare ROMs with and without GC input.
  • Assist department leadership with recruiting and pre-qualify contractors, subcontractors, and consultants in the OC market.
  • Manage the project closeout and as-built documentation for projects assigned.
  • Review, approve, and prepare project pricing, contracts, change orders, and payments for projects assigned.
  • Assist in due diligence on acquisitions.

  • Ground up Office Development experience preferred.
  • Experience dealing with AHJs, utilities, and other 3rd parties to obtain approvals and coordinate work.
  • Ten to fifteen years of work experience in commercial office tenant improvement construction and/or design, including supervisory experience.
  • Proficient knowledge of all financial aspects related to tenant and capital improvement construction, including value-engineering, proposals, budgets, pay applications, and tenant billings.
  • Thorough working knowledge of MS Office, Google Office Suite, MS Project, and Bluebeam.
  • Decisive, strong problem-solving skills; ability to multitask, establish priorities, and effective time-management.
  • Must have excellent people skills, be able to build and maintain strong internal and external relationships, and provide a high level of customer service at all times.
  • Bachelor’s degree in Construction Management, Architecture, Civil Engineering, or a related degree is preferred.
  • Proficient knowledge of commercial MEP engineering and construction document plan review.
  • Personally run the most challenging construction projects of any size/complexity as needed.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.
  • Excellent organizational, communication, and interpersonal skills with the ability to demonstrate tact and diplomacy in all situations.
