The Community Manager will oversee day‑to‑day operations of a 264‑unit garden‑style property during its lease‑up stage. Responsibilities include directing staff, managing budgets, achieving rent and occupancy targets, ensuring compliance with Fair Housing, ADA, and other regulations, and maintaining high standards for safety, cleanliness, and resident satisfaction. The schedule is Monday‑Friday with rotating weekends and on‑call duties.
- Analyze financial statements, marketing data, and operational reports to contribute to property budget development.
- Set rent rates, ensure timely rent collection, make bank deposits, and prepare monthly financial status reports to meet revenue targets.
- Approve vendor invoices, verify insurance certificates, code charges, and coordinate communications with accounting and owners.
- Manage expenditures within the approved budget and oversee the petty‑cash fund.
- Oversee lease enforcement, including application approvals, discounts, renewals, inspections, notices, evictions, and collection of late fees.
- Monitor market and economic trends and implement short‑ and long‑range marketing and leasing strategies to achieve occupancy goals.
- Respond promptly to resident complaints and service requests to drive satisfaction and retention.
- Ensure maintenance staff adhere to company standards for resident service response and completion.
- Conduct regular property inspections to maintain safety, cleanliness, and curb appeal.
- Supervise property staff by recruiting, hiring, orienting, training, and evaluating performance.
- Maintain client/owner relationships through meetings, property tours, performance updates, and addressing owner requests.

Benefits
Compensation ranges from $75,000 to $85,000, with eligibility for quarterly or annual bonuses based on individual and company performance.
