Description
The role oversees the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals.
- Ensure achievement of revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on‑site traffic, maintaining ready apartment inventory, setting rent pricing and concessions, and monitoring daily leasing operations.
- Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and create creative pricing, concession, leasing incentive, and advertising strategies to boost traffic and leases.
- Develop print and internet advertising strategies, leverage technology to promote the community, communicate with prospects, and generate sales and leasing reports using the company’s property management software.
- Collaborate with the maintenance team to ensure community appearance and safety standards, inspect ready units for marketability, create mini‑models, and apply merchandising techniques to enhance salability.
- Actively participate in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures according to policies.
- Review and analyze financial, traffic, and closing ratio reports to identify and resolve leasing performance issues, and present marketing and leasing strategies and results to clients, owners, and business managers.
- Oversee the lease renewal program, sponsor resident renewal events, manage communication and notifications, and assist with resident move‑outs as needed.
- Respond promptly and courteously to resident and client/owner concerns, taking action to solve problems or forward requests to appropriate individuals.
- Supervise the leasing team by interviewing, hiring, orienting, training, and managing performance in line with company policies, values, and business practices.

The hourly rate for this position is $22.00–$25.00 per hour, with additional compensation based on business requirements, experience, skills, and location.
