The Maintenance Manager works with the Community Manager and Assistant Manager to boost net operating income by safely maintaining the property’s interior and exterior within approved budget levels. Prompt, safe, and efficient repairs also support resident retention.
This role supervises maintenance staff, develops a skilled team of technicians, and manages the property’s operating budget, including securing competitive bids and processing purchase orders and invoices. Work orders are reviewed, prioritized, and tracked in software to ensure timely completion and resident satisfaction. The manager oversees property safety, fire and OSHA compliance, construction projects, and conducts regular inspections. Responsibilities also include troubleshooting HVAC, electrical, and plumbing systems, implementing preventative maintenance plans, and providing after‑hours emergency support.
Candidates need a high school diploma or GED (preferred), at least two years of multifamily maintenance experience, and a minimum of one year of supervisory experience (preferred). Required certifications include EPA, while CPO is preferred. Proficiency with Microsoft Office, project management tools, and a valid driver’s license are also required.
The position demands physical abilities such as walking, standing, climbing ladders, lifting up to 50 lb, and operating power tools and computer equipment. Work is performed on‑site with exposure to the elements, confined spaces, heights, and potentially hazardous areas. Employment is contingent upon a background check and a valid driver’s license.
