  • Painting of equipment and machinery rooms
  • Monitor operation of building equipment, listing temperature and pressure readings
  • Work extra hours as required for building operations, vacation relief, Holidays

  • Must be capable of dealing calmly and efficiently during emergency situations.
  • Ability to respond 24/7 to building emergencies
  • If not already held, prefer license to be obtained within 3 years of hire date.
  • F01 Citywide Fire Guard for Impairment
  • Ability to move heavy objects with the aid of appropriate tools and equipment.
  • Ability to visually inspect machinery.
  • Ability to carry heavy objects, such as five (5) gallon pails up several flights of stairs.
  • Ability to detect emergency alarms and alarm conditions – by auditory, visual, and olfactory senses.
  • If not already held, must be obtained within 1 year of hire date.
  • Have a thorough knowledge of the building and MEP equipment
  • At least 2 to 4 years of relevant experience.
  • EPA Section 608: Universal CFC Certification
  • Be service-oriented; be willing to go the “extra mile” to satisfy a tenant’s request for service
  • Able to replace lighting ballasts and bulbs working off a 12 ft ladder or up to 24 ft on a lift.
  • Ability to work weekends and extended hours.
  • Able to perform all work utilizing personal protective equipment (PPE) while following all OSHA guidelines and safety precautions.
  • Ability to climb to roof of the building using stairways during conditions of power loss and during other emergencies.
  • Ability to work on hands and knees for inspection, repair or maintenance of equipment located low to the roof, floor slabs or ground.
  • Handyman must be an efficient, motivated hard worker. Prompt and reliable
  • Ability to climb ladders to conduct inspections, maintenance and repairs.
  • Have some basic computer skills in excel and word
  • Ability to walk up and down stairs for inspections and emergency procedure practice and/or implementation.
  • Ability to inspect equipment located on roofs or other high places.
