The supervisor will lead the maintenance team, handle hiring and training, schedule work, maintain preventive programs, conduct inspections, manage vendor bids, and respond to on‑call emergencies while performing hands‑on repairs.
- Lead and manage the maintenance staff day‑to‑day.
- Assist in hiring, developing, training, and holding staff accountable to standards.
- Conduct and participate in weekly staff meetings.
- Prepare work schedules for maintenance staff and vendors to fulfill service requests.
- Maintain the preventive maintenance program and overall curb appeal.
- Complete monthly building and unit inspections to ensure operating standards.
- Review third‑party property inspections to resolve maintenance repairs.
- Maintain working knowledge of all maintenance programs and capital improvement projects.
- Solicit bids from contractors with approval from Property Manager and Regional Maintenance Manager.
- Participate in on‑call activity during off‑hours and emergencies.
- Perform hands‑on maintenance tasks.

Candidates must have a high school diploma or GED, 3‑5 years of relevant experience, 1‑3 years of supervisory experience, and general knowledge of electrical, plumbing, appliances, and HVAC. Additional qualifications include CAMT certification, proficiency with Microsoft Office, strong customer service and communication skills, and the ability to work with diverse personnel.

- CAMT certification.
- Experience with computer systems, particularly Microsoft Office.

- Availability for on‑call activity during off‑hours for urgent needs.
- HVAC, asbestos, or lead‑based paint certification.
