The Maintenance Supervisor oversees all maintenance operations for a community, partnering with the Community Manager to manage staff, vendors, service requests, preventative programmes, safety compliance and resident satisfaction.
Core duties include daily onsite attendance, coordinating work orders, inspecting properties for hazards, maintaining inventory and a preventative‑maintenance schedule, keeping the maintenance shop organized, and handling on‑call emergencies.
Personnel responsibilities involve supervising, training and scheduling maintenance staff, monitoring daily work progress, providing performance feedback, and fostering a supportive, high‑performing team.
The role also requires delivering excellent customer service, ensuring consistent resident interactions, projecting a positive community image, and enforcing community policies.
Required education is a high school diploma or equivalent; EPA and CPO certifications are mandatory, HVAC knowledge – and basic computer and Fair Housing/OSHA knowledge are needed.
Physical demands vary by property size but include frequent movement, lifting ≥ 100 lb, climbing, working in confined / outdoor conditions, and being on‑call for overtime‑weekend night calls – reliable transport required.
