Tender & Contract Management: Prepare and review tender documents, manage bidding processes, evaluate proposals, and administer contracts related to property development.
Financial Analysis: Conduct financial appraisals and risk assessments for proposed property development projects, including investment analysis and return-on-investment projections.
Business Model & Revenue Generation: Formulate and evaluate business models (e.g., Transit-Oriented Development - TOD) to maximize non-fare revenue streams such as real estate leasing, station retail spaces, and advertisements.
Project Monitoring: Oversee implementation of property development projects, monitor progress, and ensure timely completion and handover.
Site Assessment & Planning: Identify potential property development sites and perform feasibility assessments considering urban planning, zoning, market demand, and community impact.
Market Analysis & Innovation: Monitor market trends and introduce innovative property development initiatives to enhance metro’s commercial viability.
Dispute Resolution: Address and resolve property development-related issues and disputes among stakeholders.
Stakeholder Coordination: Liaise with municipal authorities, urban planners, developers, legal advisors, and other stakeholders for approvals and partnerships.
Compliance: Ensure all property development activities comply with relevant laws, regulations, master plans, and environmental guidelines.
Design Integration: Work with architects, engineers, and commercial teams to ensure property development plans are technically and aesthetically integrated with metro infrastructure.
