  • Ensuring facilities follow applicable policies, regulations, and building codes
  • Maintain a 24/7 on-call availability for critical situations

  • Respond to tenant inquiries within 24 hours
  • Approves timecards and requests for time off
  • Responding to inquiries and requests by building tenants and resolving problems/issues
  • Being the first to try to resolve the issue by being involved in in-depth repairs, routine & preventative maintenance of Company-owned property and equipment (i.e., carpentry, electrical, plumbing, locks & gates, HVAC, air compressors, furniture repairs/assembly, etc.)
  • Maintain building staff work schedule and find coordinate replacements as needed
  • Supervising contract cleaning staff
  • Assisting with emergency response and evacuations
  • Inspecting the building frequently for signs of damage or wear

  • Capable of working extended hours, including evenings, weekends, and holidays as necessary.
  • Must be able to both perform tenant work orders & delegate to appropriate building staff
  • Understanding of BuildingLink preferred but not required
  • Strong critical thinking and problem-solving skills, ability to work under pressure
  • Understanding of essential building systems (Boiler, Elevators, Plumbing, etc)
  • Knowledge of relevant laws, regulations, and building codes
  • Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.
  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 100 lbs. or more following appropriate safety procedures. This movement can occur throughout the day. You must also be able to climb several flights of stairs if necessary.
  • Minimum of five (5) years of experience as a building superintendent or similar role in a residential building environment.
  • Must be able to perform basic painting, plastering, plumbing & appliance installation
  • Excellent project management and negotiation skills
  • High School Diploma, GED, Trade, Technical or Vocational school
  • Good verbal and written communication and customer service skills
  • Must be able to communicate both on the phone and in person with our clients to resolve issues and manage the business.
  • Must live on-site: 586 Gerard Ave, Bronx, NY 10451. Onsite apartment provided.
  • Strong communication skills, both verbal and written.
  • Ability to motivate and lead a variety of building staff in different roles
  • Must be able to sit and stand for extended periods of time.
  • Ability to speak Spanish preferred
  • Must be available after regular working hours for emergency calls
