The Maintenance Technician role at Springdale Glen provides support and is accountable for delivering on commitments to residents, including quality move‑ins, residential satisfaction, expedited service, and personal attention.
The technician prepares apartments for new residents, addresses service requests promptly, and performs a range of maintenance functions while maintaining property amenities and adhering to fair housing and safety standards.
- Prepare make‑ready apartments (painting, carpet repair, cleaning, general repairs).
- Respond promptly and professionally to resident service requests.
- Perform plumbing, HVAC, basic electrical, carpentry, painting, and snow removal tasks.
- Maintain grounds, pools, hot tubs, common areas, and dog park amenities.
- Report maintenance issues on vacant units, models, and common areas to supervisor.
- Complete scheduled maintenance work and attend required training.
- Follow state, local, and federal fair housing laws and company safety policies.
- Participate in on‑call rotations for after‑hour emergencies.
- Maintain punctual attendance and report any tardiness.
- Read and interpret policy manuals, safety rules, and maintenance instructions.
- Compute rates, ratios, percentages, and create basic graphs.
- Write routine reports and correspondence.
