As a Service Manager at the Preston Pointe community, you will lead daily operations to ensure properties are well‑maintained, vacancies are prepared efficiently, and resident concerns are addressed promptly.
- Organize, prioritize, and guarantee service requests and repairs are completed correctly and timely
- Inspect grounds, buildings, and community features daily to minimize liability and maintain curb appeal
- Oversee turnkey operations and ensure vacant units are rent‑ready promptly
- Execute service requests using computer software systems daily
- Perform turnkey work as required and inspect all make‑readies
- Follow standard operating procedures
- Maintain basic knowledge of local and state codes for permitting, signage, and pool regulations
- Enforce company policies and procedures
- Communicate effectively with residents, associates, vendors, and supervisors
- Collaborate with community director to resolve maintenance‑related resident issues
- Assist community director in documenting counseling sessions with maintenance staff
- Maintain a preventative maintenance program to reduce emergency repairs
- Run a hazard communications program and promote safe work practices
- Assist with recruiting, hiring, training, and recommending promotions or terminations
- Obtain competitive bids for maintenance expenses with community director
- Adhere to budget guidelines
- Purchase supplies and vendor services using standard purchase order and bidding procedures under supervision
- Monitor inventory and maintain appropriate levels of parts and supplies
- Rotating on‑call responsibility for after‑hours emergencies

Ideal candidates bring at least one year of general maintenance experience, proficiency with property‑management software, flexibility for weekend and on‑call duties, an EPA/HVAC certification (or willingness to obtain one with company support), and reliable transportation.
